I understand that I am required to change the status of any listing I place on NWRealEstate.biz within 48 hours of the property being sold, or the property is no longer available for sale or I am no longer representing the property owner.
I understand that I am responsible to make whatever changes I may need to update information contained in my listing(s) and I further understand that NWRealEstate.biz is not responsible for updating, changing or deleting my listing(s).
I hereby understand and agree that my listing will be automatically deleted if the following condition occur: 1) The e-mail address contained in your listing is or becomes invalid.
I understand that NWRealEstate.biz is not representing me as an agent for the sale of the property I listed.
I understand that NWRealEstate.biz is an Internet directory to advertise my home for sale to the general Internet public.
I understand that I may be contacted by anyone who sees
my listing on
NWRealEstate.biz including prospective buyers, Real Estate Agents etc.
I understand NWRealEstate.biz and its representatives
are not
commissioned Real Estate sales agents for the property(ies) I have listed
on
NWRealEstate.biz.
I understand that NWRealEstate.biz may not be available from time to time due to technical difficulties or Internet service disruptions or any other condition that is beyond the control of NWRealEstate.biz and their representatives.
NWRealEstate.biz reserves the right to edit or reject any listing at our discretion. By using this service you agree not to post or transmit any defamatory, abusive, obscene, threatening, misleading, or illegal material, or any other material that infringes on the rights of others or interferes with the ability of others to enjoy NWRealEstate.biz. You will not use the service to violate the copyright, trademark, or other intellectual property rights of any person or other entity. By submitting material to NWRealEstate.biz, you are representing that you are the owner of the material, or are making your submission with the explicit consent of the owner.
All listings, including any accompanying photos, become the property of NWRealEstate.biz upon submission. NWRealEstate.biz's liability for damages resulting from errors in listings or from its failure to distribute a listing shall be limited to the amount, if any, actually received by NWRealEstate.biz for posting the listing.
NWrealestate.biz or Rupe Properties LLC Real Estate Referral Services Agreement
NWrealestate.biz or Rupe Properties LLC is not a real estate broker and does not offer real estate, appraisal, legal, or other professional services. All Services NWrealestate.biz or Rupe Properties LLC markets on its websites or elsewhere are provided by Independently-Licensed Real Estate Brokers, NOT NWrealestate.biz or Rupe Properties LLC. Furthermore, NWrealestate.biz or Rupe Properties LLC provides marketing, administrative and payment services for real estate brokers, and in turn provides consumers access to these services.
Internet MLS Sites
Some MLS Associations do not upload their listing content to realtor.com, Homeseekers.com and Homes.com. The local broker offers these services on a “best efforts” basis. Additionally, Realtor.com prohibits seller contact information on any property listing that is listed on the realtor.com website.
MLS Listing Changes
Once the local broker enters your property information into the MLS, no changes other than corrections and/or occasional price changes can be made. Other changes will be subject to a nominal charge, usually no more than $25.
Refund Policy
Fees paid to NWrealestate.biz or Rupe Properties LLC are non-refundable after your home is entered into the MLS. All other services are nonrefundable. Other terms from local broker will apply. See listing agreement in your area for details. The services offered on this website do not warrant or guarantee to find a buyer or result in the successful sale and closing or your home.
